Common Walk-In Cooler and Freezer Problems We Fix
Walk-In Not Holding Temperature
The most critical walk-in repair call we get. If the unit is running but not reaching or maintaining set temperature, the most common causes are dirty condenser coils, a failing evaporator fan motor, a refrigerant leak, a defrost system failure, or a door that is not sealing properly. Our EPA 608 certified technicians diagnose the full refrigeration system and fix the actual cause.
Excessive Frost or Ice Buildup
Heavy frost buildup on the evaporator coils or walls almost always points to a defrost system failure β a bad defrost heater, defrost thermostat, or defrost timer. It can also be caused by a door gasket that is not sealing properly and letting warm humid air into the unit. We identify the exact cause and fix it correctly.
Compressor Issues
The compressor is the heart of the refrigeration system. A compressor that is struggling, not starting, or has failed will result in rapid temperature loss. We diagnose compressor issues accurately β testing the start relay, capacitor, and compressor itself β and give you an honest assessment of repair vs. replacement.
Evaporator Fan Not Running
The evaporator fans inside the walk-in unit circulate cold air throughout the space. When one or more fans fail, temperature distribution becomes uneven and the unit struggles to maintain set temperature. Fan motor replacement is one of the most common walk-in repairs we complete and we carry common fan motors on every truck.
Door Gasket and Door Hardware Failures
Walk-in door gaskets wear out from constant use and temperature cycling. A bad gasket lets warm air in, forces the refrigeration system to work overtime, raises energy costs, and puts food safety at risk. We also repair door hinges, closers, latches, and heater strips that prevent door frame icing.
Refrigerant Leak
A refrigerant leak causes gradual temperature loss and increased compressor run time. Left unaddressed, it leads to compressor failure. Our EPA 608 certified technicians locate leaks, repair the source, and recharge the system correctly and safely.
Condenser Coils Dirty or Clogged
In a commercial kitchen or food service environment, condenser coils clog with grease and dust quickly. Dirty coils are a leading cause of premature compressor failure. We clean condenser coils on every service call and recommend a regular maintenance schedule based on your specific environment.
Defrost System Failure
Walk-in units rely on automatic defrost cycles to keep the evaporator coils clear. When the defrost system fails, ice builds up on the coils and the unit loses its ability to cool efficiently. We repair defrost heaters, defrost thermostats, defrost timers, and defrost control boards on all major walk-in brands.
Door Frame Icing
Ice forming around the door frame of a walk-in freezer is usually caused by a failed door frame heater strip. These electric heaters prevent condensation from freezing around the door. We replace door frame heater strips on all major walk-in brands.
Control and Electrical System Issues
Modern walk-in units have electronic controllers that manage temperature, defrost cycles, alarms, and energy management. When these fail the unit may behave erratically or shut down entirely. We diagnose control system issues accurately and replace only what is needed.
